Unfortunately sometimes the old saying you get what you pay for is true. You maintained your house and the proof of that is how fast you got an offer. The buyers had been looking and saw a gem when they found it. On the other hand you did to jack up your agent. They should know after a few houses what you expect and want. They should screen out the crap.

Naja, do you not have an option to rent back your old house from the new buyer until you find a place? That is common most places we have sold houses, although we as buyers are usually the ones allowing the sellers to rent back the house until they can move out.

RN We are going to see 2 houses today in a couple hours. There's one my agent in particular picked out as right for me. She seemed excited. We'll see.

RN Well, I love the one my agent was excited about. It needs some work inside, but I can do that slowly. I'll upload a bunch of videos to youtube to show you.

RN Ok, before you all get turned off by the dark orange carpet, my agent pulled it up in every room and this is what's under it! It's a beautiful wood floor!
And here's a playlist of some short videos from when I was there today. https://www.youtube.com/watch?v=o23xgQZAR1s&list=PLs5PE9w58uygBi_pbgEwSrNBfw8HhMWQi And here's the listing https://www.zillow.com/homedetails/13510-E-41st-Ter-S-Independence-MO-64055/2370352_zpid/

The second full bath is in the basement, but all the bedrooms are upstairs? How would that work for renting?

RN It would be the same situation as now. Shared bath. But at least there's a place to go if you don't want to stink up the place. LOL

I betcha if the renters are younger, the basement bathroom would not be a problem. Looks good, and oh, that backyard. AND, already fenced. I like the wrought iron security door on the front.

RM it has an awesome security system too. Anytime we opened an exterior or window, it announced which one was being opened.

If you make an offer stipulate that the security system is to remain. I can't get over the short fences in your area, but I guess you are used to those.. It definitely has some good features! Is laundry on first floor? All that orange carpet could be useful for the dogs. Have pieces cut for rainy for snowy weather to have them stand on to shake off or be toweled off.

The yard looks much bigger than a 1/4 acre. BTW, how was the other house you looked out, out of curiousity.

RN Grooch, the other house had the exact same floor plan as the terrible Brick House. The only door leading to the yard was from the garage. All of the windows were old and cracked. Most of the rooms had laminate flooring, which is the worst flooring.

RN What a great find, Naja. I love the bay window and the kitchen divider. Major score on those beautiful floors. We just finished a renovation on our family home. My parents bought this house in 1953 and did an update in 1974. Nothing had really been done since. ETA - I am amazed at the price differences. Here in Western Washington housing prices are outrageous.

RN Laundry is in the basement, but I have plans to eventually move it upstairs. At least I don't have to go back and forth up and down stairs several times to bring in the groceries or just check the mail. And the neighborhood is wonderful, but some people probably wouldn't like living so close to the highway that you can hear it. I don't mind. I grew up on a busy street in Chicago. My bedroom was right by the street and there were police and ambulance sirens all night as well as zooming motors, loud bass pounding music and more.

RN The inspection for my house is tomorrow at 1 pm. So we'll be across the street again visiting the neighbors.
