Carol, my real estate agent just left. She told me not to even look at listings until I am in the position to bid. Or my heart will keep getting broken. I can't bid until my house is officially listed. Right now it's in "coming soon" stage. Or rather starting tomorrow it is.

Naja. Do NOT stop looking at listings, and do NOT express ANY heartfelt sentiments to your realtor, who may appear now to be your new best friend but is not, unless you went to school together and have remained best friends for life. Continue to look at listings, preferably SOLD listings, so you can gauge the market as to what is available, and what they have sold for. (Pretend to yourself that you are looking for the best cell phone plans or the best anything you are an expert at). You are not now a real estate expert, but you sure as HELL have the intellect to become one. Do it, while you are home studying for your real estate license. And, all that is IF you have the luxury to not have to sell right now.

I totally concur with Juju’s post above. Before I ever bought, I went online to check the market and, at times, went to open houses to get a feel for what the prices were for the type of place I wanted ( even if I wasn’t interested in the actual house I was looking at). When I actually came to the point of buying, I was able to pull the trigger immediately because I had learned so much about what I wanted and didn’t want at what price.

Jumping on the train. Before I read Juju's post, I was thinking.. Nah! Naja isn't someone you tell to just sit in the dark like a mushroom. I am sorry about the house with the cute entry, but now you know that would be a desirable feature. You are good at researching. Also sometimes sales fall through. That is how my parents got the house they lived in.. New homes were being built with views and we were on the list but in the days before cell phones we got the call on Christmas Eve and we weren't home and all the prospective homes were snapped up. Dad said please contact us if something falls through.. And that happened. When I sold my first condo, we got an offer, supposedly pre approved.. But it fell through and someone else bought it. But if you think your heart can't handle it, you of course have a choice.. How soon is soon?

RN haha! Oh how right you guys are. No way I can stop looking at listings. RN October 2 is the date we have picked to go on the market. If I'm not ready we'll extend that a few days. The hardest part will be the showings. Because in the meantime I can't stop sitting dogs. She wants me to kennel them in the garage since it will only be 15-30 minutes.

Naja, we had to do something similar when we were showing my mother's house. We had 3 dogs. The realtor would show them the garage first. It was huge, probably more Sq footage than the house, the property was a farm a long time ago. Then he would show them the "shop" a small building between the house and garage, and while he was doing that and distracting potential buyers, we would run to the garage with the dogs and he would show them the house. I think he'd send us a quick text to know when to make our move. Ot it could have been vice versa. Either way, I remember us trying to peep out windows and trying to listen to them talk as they were looking at the yard itself.

RN I did the stupidest thing. I did my Walmart grocery order this morning, and I just got the confirmation it was delivered but the picture from the delivery wasn't my house. I had totally forgotten that yesterday I entered a delivery address of an area I am considering to move just to see if I can use the same Walmart for delivery. I forgot to remove the address and accidentally used it for today's groceries! Thank goodness they still gave me a refund after I explained. Whew.

Naja, what you think the place is worth and what a realtor sees the price at are 2 different things. In this case, trust the realtors assessment of the value to start. The buyers will determine what the actual value will be. When we sold my dad’s house, one realtor said 238k, the other said $199k. I went with the realtor at the higher amount to leave room for some negotiation. We got the full amount of 238k. A similar thing happened to my niece. She went with the realtor who said the value was much higher… she ended up in a bidding war, pushing it up much higher. So, you never really know what the market will bring. But, trusting the realtors assessment is the right way to go.

RN Thank you for that info, Kooklie. One thing I also noticed.... The little blue house I liked is also listed with RN, and I told my RN agent I didn't think it was worth that since 10 yrs ago it sold for for less than half what it's listed for. It's actually 30k more than double it sold for 10 yrs ago. She tried to tell me it is worth the asking price, when I know it's only worth at least 15K less than what they are asking. It's like she's trying to set me up to bid more on houses than I know they are worth.

That could be, Naja, and on your bids, you have to stick to your truth, and what a particular property is worth to you. Sales price, unless it is way out of range, is better to start high so people might make a lower offer, you counter and they buy with the original price in mind, and they feel good. Bidding wars of course, create a different situ. Depending on zoning, the little blue house seems to have a lot of land, and that could bring in buyers who want to add or build something larger. In California rezoning and cities forced to build higher density is a hot button issue. Tons building and not enough parking. My small city started out as farms and some of those chunks of land left to subsequent generations are being sold for higher density and most people hate it.. Of course we would like to keep the strawberry farm but we don't own those properties. Anyway, in your case I hope you can sell high and buy low and get a place you and the dogs love. Did Aurora's dad get a vehicle?

RN Thanks, Sea. Aurora's dad texted that it will be at least Friday before he can get her. Which is great because we aren't doing the stay through the app, and he's going to pay me cash. eta, I have 6 dogs in the house right now. One goes home in a few minutes.

House prices are also based on what houses with similar sq ft have sold for recently. That’s what realtors look at when determining the asking price of the houses. They apply the $ per sq ft to the square footage of the house you are either selling or buying. That’s usually the starting place. If it’s a hot or soft market, then that will raise or lower the housing prices. A good realtor will be aware of whether the house price is reasonable or not.
